  • Prime Residential Negotiator

    Job description

    This role will be focused on developing and negotiating the sale of residential property including:

    • To effectively market and promote properties for sale
    • Prospecting database of registered buyers
    • Carry out viewings with prospective purchasers
    • Represent the vendors in negotiations with prospective buyers
    • Keep up to date with trends in the local residential property market
    • Confidently provide advice to clients in a professional and enthusiastic manner
    • Regular analysis, review and management of stock performance
    • Arrange and attend client meetings to discuss sales campaign
    • Visit new properties listed and carry out client introduction meeting
    • Handle daily applicant enquiries and calls
    • Produce offer letters and associated correspondence and keep all client/property records up to date
    • Seek to build the prime business by using and developing contacts and creating new opportunities
    • Maintain database records and ensure these are updated on a daily basis
    • Assisting with the organization and distribution of marketing flyers
    • Providing direct viewing feedback and updating vendor and applicant records accordingly
    • Work Saturdays in a rota basis as required

    Skills & qualifications

    • Candidates should have previous property sales experience (new homes or estate agency)
      and in the residential market
    • Possess excellent sales and customer service skills with the ability to quickly build rapport and long standing relationships
    • Have a driven and tenacious approach with a strong ability to influence
    • A confident level of admin/IT ability is required together with smart presentation and a friendly personality
  • Property Valuer/Surveyor

    Job description

    This role will be focused on winning new business with key responsibilities including:

    • Conducting professional market appraisal meetings with property sellers of various types and sizes of residential property – providing valuations, advising and outlining key services
    • Building rapport, empathizing and guiding clients through the sales process
    • Converting leads and enquiries to new business
    • Conducting follow up calls, emails and meeting to secure new instructions
    • Meeting targets and objectives as set by management
    • Networking and building strong business relations with clients and other property professionals – self generating new business
    • All connected administration and paperwork, attending property events as required
    • Assist in the property brochure preparation process
    • Consistently demonstrate excellent attention to detail in sales research and marketing of properties
    • Regular analysis, review and management of stock performance
    • Arrange and attend client meetings to discuss sales campaign
    • Work closely with the marketing and sales teams in handling all properties through the sale process from instruction to completion
    • Work Saturday on a rota basis as required

    Skills & qualifications

    • Must be target motivated and business focussed to help develop and win new instructions.
    • It is essential that you believe passionately in delivering superior customer service, possess excellent sales, marketing and communication skills and have the ability to build and maintain goodwill, confidentiality and trust with prospective and existing clients.
    • Previous experience in sales valuation/new business development, IT literacy and the ability to work as part of a team are essential.
  • Property Manager – Lettings

    Job description

    Dealing with the day to day property management of a varied lettings portfolio including:

    • Manage maintenance issues
    • Negotiate Tenancy Renewals
    • Carry out property inventories
    • Carry out property inspections
    • Conduct tenancy check outs
    • Manage handback of properties
    • Manage maintenance contractors
    • Manage gas safety checks
    • Manage electrical safety checks
    • Manage EPC renewals
    • Keep abreast of relevant Lettings legislation and regulation and attend seminars and industry training events
    • Ensure excellent client service
    • Any other tasks related to professional property management

    Skills & qualifications

    • Previous experience in residential letting industry is essential
    • NFoPP Technical Award in Residential Letting & Property Management (preferred but not essential as training can be provided)
    • Possess excellent customer service and communication skills
    • Have strong people skills with the ability to build and maintain goodwill, confidentiality and trust with tenants, landlords and suppliers
    • Be a confident negotiator
    • Enjoy working in a busy team environment
    • IT literacy and the ability to work as part of a team are essential
    • Possess a full UK driving licence
  • Mortgage & Protection Adviser

    Job description

    This role will be focused on advising and placing mortgages and re-mortgages for both new and existing clients, generating a consistently high level of quality activity to achieve agreed performance targets.

    • Conducting financial review meetings with clients
    • Gathering all appropriate information so the most suitable financial advice can be provided to the customer and evidenced in accordance with the company’s sale process
    • Submitting new mortgage and protection applications to providers
    • Working closely with clients and lenders to progress submitted applications
    • Keeping up to date database records and complete all required administration in a timely and accurate manner
    • Converting leads and enquiries into new business
    • Follow up existing clients of the company with a view to providing appropriate advice over the lifetime of the products previously supplied to them
    • Networking and building close relationships with introducers, clients and other industry professionals to self-generate new business

    Skills & qualifications

    • Candidates must have full CeMap qualification
    • The role would suit an existing qualified adviser, who can demonstrate competent adviser status
    • It is essential that you believe passionately in delivering superior customer service and are professional, well organised, honest and ambitious
    • You must possess excellent written and oral communication skills and have the ability to maintain goodwill, confidentiality and trust with prospective and existing clients
